This is so true. Price really is everything when people are searching for a house. If there was a buyer looking for a house at $799k and the perfect house for them was overpriced by $50k, then they either miss out on that opportunity or I guess the seller would miss out and try, as you say, "play catch up with the market" and end up getting a lower price.
